Hope Capital Investments has successfully completed a comprehensive renovation transforming a property with modern upgrades and essential repairs. The initial scope of work began with a small ceiling repair and quickly turned into a 9- week $30,000 full construction renovation.

After removing some ceiling sheetrock we exposed massive amounts of mold that covered over half of this 4-bedroom home. Knowing the dangers of mold for tenants we quickly pivoted and began to open every wall down to studs. Multiple treatments were necessary along with a dozen fans and dehumidifiers. This scope of work alone took over 3 weeks to mitigate.

A deep dive into the exterior of the building from where the source of the leak was. Improper siding install and age contributed to multiple small leaks over time. Rotten rafters were replaced along with new metal capping.

Once all walls were exposed the homeowner decided to move forward with an expansive renovation.

After mitigating the mold a true contractor starts with the major mechanicals.

We quickly identified knob and tube wiring was present. Removing knob and tube is one of the best things a contractor can offer. Knob and tub is dangerous. You can find more information about knob and tube here. New rewire to the master bedroom, kitchen, and master bath was essential. The panel was also found to have corrosion. With an experience electrician on the team, we upgraded to a 200 AMP service line and panel.

All plumbing was old and deteriorated. The kitchen and master bath both had cast iron and copper. The copper water lines were corroded; They didn’t have proper shut off values or no valves at all. The cast iron stack was cracked and replaced with 4 inch schedule 40 PVC through the roof.

The homeowner wished to expand the master and give themselves the bathroom they always wanted. In order to enlarge the bathroom we needed to make certain the walls were non load bearing. Fortunately, they were not and we had a very easy time reframing a new interior wall giving the master the appropriate size it deserves.

The bathroom came alive after installing new tile, tub, toilet, and vanity. Bathroom renovations do not need to be expansive to provide a refreshed look. Simplify retiling the tub surround, new toilet and vanity is always a cost-effective method.

Over 1500 square foot of laminate was installed throughout the common areas and master bedroom. When installing laminate flooring it is always best practice to read the manufacturer’s instructions. Experienced floorers understand each product is made differently from different manufactures. There are subtle differences with different flooring; giving the flooring the full ability to expand and contract with temperature changes.

While renovating the plumbing and electric we also added a new 40-gallon electric Rheem hot water heater. The exact product can be found here. Don’t forget to add proper shut off values, blow off tube, and expansion tank when replacing your hot water heater. Installing these items now during the initial install will always make your life easier. You never know when shut off valves come in handy.

During our renovation we also evaluated the entire home as a free service to our customer. Both back and front porches had metal roofs and had been neglected for years. Fortunately, the metal was not rusted enough that it needed a full replacement. Applying a simple fibered silver coat gave this roof new life and the longevity it should have. Roofs should be maintenance every few years.
